Q) Can you explain how it works if Lebern is our tenant, who will be living there?

Lebern rents the property from you and pays you a guaranteed rent.   The Lebern lettings team then sublet the property on a long-term contract through government-funded agencies to provide homes for single-household families looking for housing.

Who manages the property during the tenancy if Lebern is our tenant?

Whilst Lebern is your tenant, we are also the sub-landlord at the same time. Lebern’s in-house property management team will liaise with the tenants, make regular inspections, and carry out routine maintenance at no cost to you.  You will have no contact with the occupiers at any point, Lebern handles everything, all a standard feature of the guaranteed rent service.

I don’t want the property damaged, how do I know it will be looked after?

As well as the regular inspections, our tenancies are always to single-family lets, single households looking for somewhere to call home.  We never let sharers or create HMOs where different households are coming and going and the wear and tear will increase.  At the end of the contract, fair wear and tear excepted, our property management team will make sure any remedial work is carried out ready to hand the property back to you or move new tenants in once more if you have agreed to sign up to a new guaranteed rent service contract.

Q) Is the rent guaranteed whatever happens, there is no small print that stops the rent from being paid?

As long as you have consent to let your property, there are no circumstances where Lebern wouldn’t pay the guaranteed rent on the same day every month for the whole term of the contract.  Late rent, rent arrears or a void from our tenant, are our problems to deal with. Hence the rent is guaranteed.

Do I have to take out an insurance policy?

No – not to sign up for Lebern’s guaranteed rent service, but there are standard landlord insurance policies that you may have or are advised to have like buildings and contents for example.

Will you pay me a guaranteed rent at the same level that I could get on the open market?

We need to come and value the property, but yes Lebern don’t heavily discount the rent to make the scheme viable, you can still expect to receive market-level rent from us on the guaranteed rent service.   You do also have the option of letting the property through the Lebern lettings team, however, if you are looking for private tenants.

Are there no fees, how does that work?

Lebern offers a market-leading guaranteed rent service and we want to make it as close to “too good to be true” as we can.   We earn our commission from renting the property to our sub  tenants.

What happens if your tenant refuses to move out?

Lebern has a very experienced legal and evictions team, who work for other landlords and lettings agents such is their expertise.  At no cost to you, Lebern would serve all notice apply for a possession order if required, and make sure the property is returned to you as you expect.
