The pre-action protocol is a sequence of additional steps that a landlord should take as part of an application for possession under discretionary and mandatory grounds in the Housing Act.
Notices
Service of Section 8 or Section 21 Notices of the Housing Act – £109 plus vat for each notice required. We will prepare and serve a Section 8 or 21 Notice, based upon the relevant information supplied by you.
Court Proceedings
In our experience, most tenants vacate after the Pre-Protocol Process has commenced. However, if this is not the case, we can arrange for court papers to be prepared as part of possession proceedings in court with a view to be awarded a possession order.

Our fixed fee eviction service is designed for Landlords who may not have their tenancy managed by LeBern but who still need assistance in regaining possession of their property. We have a low-cost pricing model that provides peace of mind and reassurance that landlords can legally take back their property without instructing expensive solicitors. This “immediate assistance” service is offered by LeBerns’ dedicated team of eviction specialist and is available to absolutely anyone.
Due to the specialist nature of the process, LeBerns’ dedicated in house team can focus exclusively on each case and have accrued years of experience and specialist knowledge that means that common pitfalls in drafting notices and full court bundles are avoided.
