Refurbishment

As with project managing any major project, there are an order to things to make sure that things go smoothly, compliantly and to budget.  There are a number of considerations when preparing for your own refurbishment project that Lebern can help guide you through.

Planning and Objectives;
  • Define the scope, determine what needs refurbishment, set objectives.  Identify your goals, such as modernizing the property, improving energy efficiency, or increasing property value. Establish a budget for the refurbishment, including a contingency fund for unexpected expenses.

Obtain Necessary Permissions:
  • Check if you need planning permission, particularly for significant alterations or extensions. This is crucial for listed buildings or properties in conservation areas. Ensure compliance with building regulations, which cover structural safety, fire safety, and energy efficiency.

Design and Specifications;
  • Consider hiring an architect or interior designer to create detailed plans, especially for large-scale projects. Create a design plan that includes layout changes, materials, fixtures, and fittings. Consider incorporating energy-efficient features, such as insulation, double glazing, or energy-efficient heating systems.

  • Obtain quotes from reputable contractors and ensure they have experience in the type of refurbishment you’re planning.  Verify their qualifications, insurance, and references. Ensure they are registered with relevant trade bodies (e.g., NICEIC).  Set out clear terms regarding the scope of work, timeline, payment schedule, and responsibilities.

Project Management:
  • Develop a timeline for the project, coordinating the work of different tradespeople (e.g., plumbers, electricians, carpenters).  Regularly check on progress and ensure the work meets your specifications and standards.  Maintain clear communication with your contractors to address any issues or changes promptly.
Execution:
  • The refurb may involve structural work, demolition, or significant alterations. Ensure that any work affecting the property’s structure is inspected by a qualified professional. Update or install plumbing, electrical, and heating systems as needed. This stage may require certification from qualified professionals.  Proceed with plastering, flooring, and the installation of kitchens, bathrooms, and other fittings. Pay attention to finishes like painting and decorating.

Inspections and Compliance:
  • Have the work inspected by building control to ensure compliance with building regulations. This may involve several inspections at different stages.  Obtain the necessary certifications for electrical, gas, and other installations.

Final Touches and Snagging:

Once the refurbishment is complete, conduct a final inspection to identify any issues (snagging list) that need to be corrected.  Address any minor defects or incomplete work identified during the inspection.  Arrange for a thorough cleaning of the property once the work is completed.

Handover and Completion:

The contractor should provide you with any necessary documentation, such as warranties, certificates, and manuals for new installations. Make the final payment once you are satisfied with the completed work.

Post - Refurbishment Considerations:

Furnish and decorate the property according to your preferences.  Plan for regular maintenance to keep the property in good condition and to protect your investment.  If the refurbishment was intended to increase property value, consider having the property revalued.
