Attend to general property maintenance issues (e.g., fixtures, fittings, basic plumbing, decorating, door and lock repairs)
-
Carry out pre-tenancy checks and small works (e.g., patch repairs, filling, painting)
-
Respond to reactive maintenance requests promptly and professionally

Identify issues requiring escalation (gas, electrical, structural) and report them clearly

Maintain basic records of completed works via mobile or written job sheets

Proven experience in property maintenance, caretaking, or similar roles

Skilled in DIY, minor plumbing, decorating, and general upkeep

Reliable, punctual, and able to manage tasks with minimal supervision

Professional and respectful when entering occupied homes

Based within easy reach of Lewisham and able to travel between sites

£15–£17 per hour depending on experience

Identify and track tender opportunities via portals (e.g. Contracts Finder, Find a Tender, public procurement sites)

Prepare, write, and submit compelling bid responses across service lines

Build and manage relationships with local authorities, housing associations, developers, and procurement bodies

Property Manager
-
Manage a portfolio of residential properties, ensuring compliance, maintenance, and tenant satisfaction
-
Handle tenancy lifecycles including onboarding, renewals, inspections, deposit returns, and terminations
-
Oversee repairs and maintenance using contractors and internal teams
-
Monitor arrears, liaise with tenants, and escalate appropriately
-
Maintain accurate records in Arthur and communicate with tenants and landlords via HubSpot
-
Deliver excellent service to landlords, tenants, and internal stakeholders
-
Manage day-to-day operations of a residential portfolio
-
Track tenancy status, compliance, and tasks using Arthur
-
Handle tenant onboarding, mid-term inspections, deposit returns, and tenancy ends

Coordinate repairs, maintenance, and contractor scheduling

Respond to tenant queries, complaints, and emergencies

Keep landlords informed using structured HubSpot workflows

Monitor rent collection, assist with arrears, and manage payment queries

Maintain all compliance records: gas certs, EICRs, licenses, EPCs, etc.

Present and pitch offers with clarity and confidence, primarily via phone or video calls.

Negotiate and close deals, ensuring all contractual and onboarding steps are completed smoothly.

Track all activity in HubSpot CRM, maintaining up-to-date records, deal stages, and notes.

Work closely with operations, legal, and property management teams to ensure successful handover post-close.

Proven experience in inbound sales, property sales, or lettings (B2C or B2B).
